Reserve a Room

Hale 'Ohu (the house in the mist) is a boutique, adults-only bed & breakfast located on the historic Lyman summer home property that was established in 1886. Our rainforest retreat is centrally located in Volcano Village and just five minutes from Hawai'i Volcanoes National Park's entrance. Our three B&B rooms are in a separate building from the historic main house/owner's residence. Each room has a private entrance, en-suite bathroom, breakfast nook and patio. Rates always include continental breakfast, daily housekeeping, high-speed Wi-Fi and parking. There is a two-night minimum. One-night reservations are only available when there is a gap between bookings.

Rates

The rates listed on our online reservation system are the lowest rates available. If you find a lower rate on an online travel site, let us know and we will match it and give you an additional 5% discount. Promo offers such as kama'aina rates are available only at the time of booking and require a two-night minimum. Some promo offers have black-out dates. 

You cannot book more than seven nights through the online reservation system. To book more than seven nights, email or call +1 808.731.5243. A two-night deposit will be required for stays over seven nights.  

Payment | Deposits

Reservations booked directly with Hale 'Ohu, no deposit is required at the time of booking. The full reservation amount will be processed seven (7) days before arrival with the credit card provided when booked. A credit card is required at the time of booking your reservation.

Cancellation Policy 

When you book directly with us, the cancellation policy is more flexible than reservations made with third-party booking sites. To cancel your reservation booked directly with us, email reservations@haleohu.com. The following is the cancellation schedule:

  • Cancellations received eight (8) days or more before arrival: 100% refund.

  • Cancellations received seven (7) days or less before arrival: No refund. Total amount of reservation will be forfeited.

Refunds can only be issued to the original form of payment.

Reservations Booked with Third Party Sites or Online Travel Agencies

Reservations made via a third-party booking site such as Expedia (Hotels.com, American Express, Orbitz, Travelocity, Trivago, etc.) or Booking.com should reference the deposit/pre-payment and cancellation policies outlined in the reservation details on those sites. These polices differ from our direct booking policy.

For a third-party booking, cancellations must be made directly with the third party. Please contact their customer support team to process a cancellation. The cancellation policy agreed to at the time of booking will be enforced.

Terms and Conditions

To provide a great experience for our guests, we do not overbook. As a small family-run B&B, we have only three rooms, so when you book a room it is no longer available to be booked for other guests. When you make a reservation, your room is guaranteed with a credit card and the reservation is subject to our cancellation policy.

  • Rates may vary due to seasonality, holidays and events.

  • Rates are based on double occupancy; 17.96% sales and accommodations taxes not included. 

  • In-room continental breakfast is included in the room rate.

  • Each room is limited to two (2) adults. If booking all 3 rooms, maximum occupancy is six (6) adults. 

  • Your credit card information is kept on file by the reservation system for 7-10 days after departure. In the unlikely event of room/property damage or loss/damage of room contents, your card will be charged and you will be notified. 

  • We reserve the right to switch rooms booked. 

  • We reserve the right to refuse service.

  • This is an adults-only property. If you do not comply with this policy, your reservation will be cancelled and your entire reservation amount forfeited. 

  • In the event of a power outage during your stay, which is beyond our control, we will not issue any refunds.

  • Hale 'Ohu B&B is not responsible for lost or stolen items from your room or vehicle. Valuables should be secured in the room's safe.

Cancellation/Early Departure Policy for Special Circumstances

Since Volcano is a remote destination, cancellations are challenging for a small property like Hale 'Ohu. Guests are encouraged to purchase travel insurance to cover cancellation fees if your travel plans changeLearn more about travel insurance

Guests agree to the cancellation policy at the time of booking whether the reservation was made directly with Hale 'Ohu or via an Online Travel Agency (OTA) site such as Expedia or Booking.com. If you booked with an OTA, review the confirmation from the OTA for the cancellation policy. You will need to contact the OTA to cancel your reservation.

If you cancel your reservation for any of the following reasons within seven (7) days (direct bookings) or 14 days (OTA bookings) of arrival, please be aware the cancellation policy agreed to will be enforced. Your entire reservation amount is not refundable.

  • Hawai'i Volcanoes National Park closure or no visible lava/glow

  • Flight(s) cancelled or changed

  • Change in your travel plans

  • Health issues

  • Weather related

  • COVID-19 travel requirements

Reservations that need to be cancelled for any of the following reasons, will receive a 100% refund if they occur within seven (7) days of your arrival date:

  • Hilo or Kona airport is closed due to severe weather conditions.

  • Flooding is occurring at Hale 'Ohu's property or along Old Volcano Road between Pearl and Haunani Streets.

  • Wind damage at Hale 'Ohu's property.

  • Prolonged or expected power outage lasting twelve (12) hours or more.

  • Driving conditions from Hilo or Kona are deemed unsafe by a Civil Defense official notification.

  • Local authorities order a mandatory evacuation of Volcano Village.

  • Centers for Disease Control and Prevention (CDC) issues an advisory for travelers to avoid all nonessential travel to Hawai'i.
